Local Courts authorise/ instruct expert offices evaluating market values according to §74a (5) ZVG (Compulsory Auction of Immovable Property Act) for different types of auctions:

  • - Compulsory auctions on the request of the creditors, liquidators, heirs etc.
  • - Compulsory auctions for the purpose of cancelling institutions or communities
  • - Compulsory auctions for the purpose of divesting ownerships/ ousters


For years we have been cooperating with different banks, savings banks ("Sparkasse") and credit unions ("Volksbank").

After receipt of your order, we carry out the requested evaluation of hypothecary values in line with the BelWertV within 72 hours.

We will immediatly make a viewing appointment. Afterwards, the hypothecary values are supplied by the software programme "LORA". This service will be charged by means of a lump-sum fee agreement. Consequently, it is always transparent and calculable.

In case of a payment defaults during a current construction loan we compile "disposal reports" previously to compulsory measures. We evaluate the possibility of a private sale of the respective real estate. This is a successful alternative to expensive, compulsory measures to the point of a compulsory auction.

  • - You would like to determine the open market value of a real estate in line with a distribution process?
    Establish a calculative basis by means of an evaluation of the open market value. This measure helps you to carry on negociations with other heirs.
  • - You would like to check the value of the property (according to §§ 176 ff BewG) determined by the tax office in line with an inheritance?
    You are entitled to check the value of the respective property (previously seen as tax value) by an authorised expert. Due to the different valuation methods you will find considerable differences in the results.
